A significant transformation is taking place in Sydney's northwest.
In just a decade, this region of once semi-rural farmland has evolved into one of Sydney’s most sought-after places to live.

And the changes have only just begun, with the new Sydney Metro Northwest rail line to the city, parks, schools and town centres planned, and huge potential for employment growth with more and more businesses moving to the region.
The area is being developed by both government and the private sector to create suburbs with a wide range of housing options. Buyers can choose from traditional family homes and houses with granny flats to apartments and smaller home options on various sized blocks.

Property expert Adam Jian says the government's $8.3b infrastructure investment into the area, including $6b on the new rail line, has enabled the region's ongoing expansion.
“The government's investment in infrastructure is bringing in more businesses and attracting a more highly skilled population to this part of Sydney. But beyond that, it is helping to create an area with open spaces and a great city lifestyle within a community environment," he says.

Jian is the director at Linden Wise, a land developer and builder that has delivered more than 400 homes in the area over the past five years. In June 2017, Linden Wise launched its marketing campaign for the $110m development, The Hills Estate, which is part of the Box Hill North development*.
The Hills Estate is the biggest land settlement in The Hills Shire area this year so far, and over the next two to three years the developing company, Yuantong International, will deliver over 500 lots within the estate.
As the exclusive selling agent, Linden Wise has achieved more than 200 sales, partnering with associated building company, Transpire Constructions, for the majority of builds within the estate.
The Hills Estate is the biggest land settlement in The Hills Shire area this year so far, and over the next two to three years the developing company, Yuantong International, will deliver over 500 lots within the estate.

The Box Hill North development scheme, valued at $4 billion and due for completion in the next five years, will feature a four-hectare lake, as well as two sports fields, a primary school, a town centre and nine pocket parks.

Upon completion, the area will finally have a reliable public transport network to serve a region that’s predicted to grow to be twice the size of Canberra in the next 20-30 years.
Additionally, the successful Norwest business park, which includes tenants such as Woolworths, has plans to create a world-leading innovation, lifestyle and economic “smart city,” which will create another 99,000 jobs for the region. A new business park is also planned in Box Hill, which will further stimulate employment growth.

Families with kids looking to upgrade, first home buyers and investors are hoping to make similar gains at Box Hill.
Jian says the house and land prices at Box Hill are very competitive when compared to other same level suburbs under the Hills Shire council including Kellyville, Bella Vista and Castle Hill.
Linden Wise is offering a first home buyer product starting at $765,000 (including land value of $365,000), which will enable buyers who are finding home ownership increasingly difficult to take advantage of the government’s stamp duty exemption scheme.
“Over the past 10 years Sydney’s population has grown by some 750,000 people yet there are less and less opportunities for land because of the city’s geographic constraints. This area of land release is unique as it will be very rare to be able to own a block of land near Sydney in the future,” Jian said.
